An architect and a contractor — under one roof.

We started 2:20 Partners in 2012 with a simple idea: keep design and construction on the same team, and you remove the friction that compromises quality.

Today we deliver custom homes, mid-rise commercial towers, and interior fit-outs across Addis Ababa, with our own joinery shop — 2:20 Woodworks — building everything from kitchens to walk-in closets in-house.

Where are you located?

Megenagna, near Shola Market and the Ring Road. We work on projects across Addis Ababa — Bole, Sarbet, CMC, Ayat, Old Airport, and Kazanchis.

Do you offer design only, or build only?

Yes — we can take on design-only or build-only engagements. But our edge is doing both, with one accountable team end-to-end.

How much does a luxury home cost in Addis?

It varies with site, finish, and scope. After a free consultation and site visit we deliver a written feasibility budget so you can plan with real numbers.

How long is a typical project?

Custom homes: 12–18 months from sign-off. Mid-rise commercial: 18–30 months. Interior fit-outs: 8–14 weeks. Permits add time — we manage that.

Do you do furniture and cabinetry?

Yes, through our sister brand 2:20 Woodworks. Kitchens, walk-in closets, vanities, statement furniture and stone-and-wood sinks — all in-house.
